Residential: 7–21 days. Commercial: 14–45 days. We provide proof of funds on request and don't re-trade after going under contract. We can double close or work with assignable contracts — whatever structure works for the deal.
We're comfortable with assignments, double closings, and direct purchases. If you have an assignable contract, we can step in as the end buyer. If you're marketing a property you control, we can close directly. We're flexible on deal structure.
